• Mortgage details / lender
• Any other charges against the property / title
• Your lawyer or notary’s name and contact details
• Building permit and final inspection papers on any major renovations
• Alarm codes & contact info
• Utility bills for last 12 months
• Receipts and warranty information on home repairs or major appliances (roof, hot water tank, furnace etc..)
• A list of items you wish to exclude from the sale (fixtures)
• House keys (2 extra sets)

• Strata Information Certificate
– FORM “B”
• Cannot be older than 30 days
• Current Financial Statement for the Strata Unit
• Any notice of Special Levies since you have owned the property
• The last 2 years of Strata Council meeting minutes
• Agenda of the last two Annual General meetings
– plus any extraordinary or special meetings within that period
• Current Bylaws, Rules & Regulations
• Name, Address and phone# for Strata chairperson & management company

• A rental refers to any tenancy of part or all of the property, formal or informally documented.
• Full name and phone# of tenant(s)
• Start date of tenancy, and a copy of the rental agreement or lease
• Amount and terms of the damage deposit
• Statement of rental amount
– Utility cost addition or inclusion in rent
• Date of last rent increase (if any)
Special note: Residential Tenancy Act applies to just about all situations – formal or informal.Rules of termination, rental increase and access to rental “area” apply.
